Tenant Selection and Acceptance Policy
- We are an equal opportunity housing provider.
- All prospective residents age 18 and over must fill out a rental application and pay the non-refundable screening fee.
- Only those persons named on the Rental Agreement may reside in the unit.
- We do not rent to anyone who smokes or has pets. (Cats or very small dogs may be acceptable under the pet policy).
- Our screening process, designed for the protection and credibility of our residents, includes:
- Verifying information provided on the rental application.
- Being on time for showing and bringing items requested to showing (screening fee, driver’s license, social security, references, including names, addresses and phone number of current and previous employers and landlords).
- Confirming income for the past 12 months
- Contacting present and previous landlords for rental history.
- Obtaining a credit report from a credit-reporting agency. We do not accept portable or used screening reports.
- Reviewing public records, including criminal/court and sex offender records.
- We accept the best applicant who meets our minimum requirements:
- Presents valid picture identification and proof of Social Security number.
- Has a favorable credit history.
- Is able to pay the refundable deposit, and first month’s rent prior to move in.
- Screening of Criminal Records are reviewed on an individual basis.
- Does not owe money to a current or former landlord.
- Has never been evicted.
- Has 24 months of verifiable, favorable rental history or home ownership.
- Has 12 months of verifiable income and no excessive financial obligations.
- Earns a gross monthly income equal to or greater than 3 times the monthly rent. Proof of verifiable employment and/or verifiable source of income required.
- An applicant may be denied residency for incomplete or false information on his/her rental application or for failure to meet our minimum requirements.
